Potential lessees are offered to take premises for leasing with a space starting form 100 up to 2 500 s.m. as well as one premise of 59,4 s.m. on the ground floor of the office centre.
Rent - negotiated price.
Maintenance cost
Indicative sum, which changes depending on amount and cost of provided services and the season and includes compensation of utilities and service expenses.
The compensations are settled on the base of separate invoice.
Consumption cost are paid in accordance with the tariffs indicated in the invoice, issued by service providers:
- electric power and water drain – determined by meter;
- gas supply for heating, powering of common areas – proportionally to the leased area (the share of the lessee in the building is taken into account for calculations).
The Company, which operates the Business-centre undertakes to provide work of utility systems, safety and amenities. In its work BC “Dominant-plaza” applies open system of operating costs calculation – open-book, open management of quality and open system of service charge, which gives the opportunity to the lessees to control such expenses. For actual calendar leasing year on the base of the budget until the start of every following calendar year and is provided to the lessee for approval. After the year ends the lessor on demand of the lessee provides the report on incurred expenses. Service charge involves:
- repair and maintenance of the microclimate system in the premises and maintenance of the temperature level;
- repair and maintenance of ventilation and air-conditioning systems;
- technical repair and maintenance of the boiler-house;
- technical repair and maintenance of the security and fire alarm;
- repair and maintenance of the electricity supply system with multi-level defense;
- repair and maintenance of the elevators;
